A Property Tax Savings Account is where we set aside the money we’ll use to pay your annual property taxes. Sometimes your account might have a little extra, and at other times a bit less, called a shortfall. After the year’s taxes are paid, we’ll automatically review your account to make sure we’re collecting enough for next year’s taxes. You can add extra funds anytime, and we’ll adjust your mortgage payments accordingly to keep things on track.
If there isn’t enough money in your Property Tax Savings Account to cover your full property tax bill, MERIX will temporarily cover whatever’s missing to make sure your bill is paid in full. Afterwards, your account will have a shortfall, or negative balance, that you can pay back as a lump sum. We’ll recalculate the amount withdrawn with your regular mortgage payments the next calendar year so there’s less of a chance of your account going into a shortfall.
No worries! We always reevaluate your tax payment portion after we pay the final property taxes for the year. If we need to change the amount that will be withdrawn with your regular mortgage payments, we’ll let you know beforehand, so you’re prepared.
